TIMING

The IRS requires that an exchange be completed before filing of the tax return for the tax year in which it was begun.  This means a taxpayer who begins an exchange after October 31 and intends to use the full 180 days to complete his or her exchange, must file for an extension for the filing of his or her tax return to obtain the use of the full 180 days.
